What to know as a first time student renter

Welcome to soon becoming a first-time renter! We’re sure you are super excited about this, especially because you are now venturing down a path of independence and self-sufficiency.

As a first-time renter, there are a few key things we believe you should know. Let’s break it down for you so you will be fully prepared before you grab your new keys and move into your new and home.

Start Searching Early

Once you begin the apartment search, you want to jump ahead of other students and do your research early. The best places can be competitive to get. Keep in mind that many of your fellow peers are also looking for great new places at an affordable price.

Renting usually happens in October and November so you will want to begin searching then for the following school year.

Damage Deposits

In Ontario, damage deposits are illegal so keep an eye for any type of this being mentioned in your lease. Do not get roped into signing something that declares a damage deposit is integrated into a lease. However, a deposit covering last month’s rent is allowed.

Expectations

Signing a lease is a legal agreement. Make sure you read the lease in its entirety because once you sign it, you are obligated to follow the terms dictated in the contract. Take the time to understand what is expected of you and the Owner.

Backing out of a lease agreement or failing to follow expectations can result in unwanted expenses. Be sure to go over all expectations with the Owner prior to signing the lease.

It is also important to understand what is expected of the Owner. This includes property maintenance for expected wear. Let your the Owner know early if something needs to be fixed. Many of the student rentals near the University of Windsor and St. Clair College district are old so maintenance may be required.

Inspection

When you finally move in, you will be very excited to begin decorating and arranging your furniture. However, do not rush this process because it is important to do a detailed inspection of the property.

If you find any issues or discrepancies, point these out to the Owner. Communicate what you see or any repairs that may need to happen before you move in. Make sure you understand what items are allowed as home décor, and if you are able to hang items on the wall. The Owner may include further details about this in the lease, so check before moving in.
